Building project checklist

If you are building a new house or undertaking a renovation project consider this check list :-

¨ Make sure all the necessary planning permissions are in place;

¨ If you are using a builder,  make sure your builder is registered for the work you are having done;

¨ Check the websites www.infogreffe.fr or www.verif.fr to validate or check with your local Chambres de Metier or tax office-  Hotel des Impots;

¨ Make sure you get proper quotes from your builder;

¨ REMEMBER : YOU SHOULD ALWAYS RECEIVE A  SIGNED ‘DEVIS’ FROM YOUR BUILDER;

¨ MAKE SURE YOU RECEIVE A COPY OF THE BUILDERS ‘DECINNIAL’ INSURANCE BEFORE WORK STARTS;

¨ A ‘DEVIS’ IS A LEGALLY BINDING  CONTRACT – MAKE SURE EVERYTHING YOU WANT IS DETAILED ON THE DEVIS;

¨ MAKE SURE YOU GET A ‘FACTURE’  FROM YOUR BUILDER AT THE END OF THE WORK.

¨ Make sure the builder is insured for ALL the work he is carrying out with a current 10 year insurance Decennial;

¨ Check out what insurances YOU need to take out ;

¨ Don’t be tempted to pay cash, —you have no come back and you may be asked for the invoice when you sell your property and if you cannot produce it, you may be asked to take out insurance to cover the works you have had done, even if it is your primary residence—which can be expensive  !

¨ If the property is not your principle residence, and if you are building to resell within 10 years of any construction work, we would advise contacting your local notaires or visiting www.notaires.fr  to understand  your financial obligations relating to French Capital Gains Tax and what invoices can be used to reduce overall liabilities – you would be advised to seek help BEFORE starting your project;

¨ You would be advised to seek help from a taxation expert to understand the financial implications of your project BEFORE you start—which will save any nasty surprises at a later date.

This is by no means an extensive list, remember  it is the owners responsibility to ensure the correct permissions are in place —not the builders. If in doubt, ask the local mayor.
